542 Davenport Hill RoadJay, ME 04239Price: $199,000

106 acres on Nebo Mountain, with the beginnings of an extraordinary off-grid retreat already in place. Encompassing much of the mountain's northern slope, this remarkable property offers approximately 1,000 feet of road frontage, wooded mountainside acreage, and a beautiful elevated building site with the potential for sweeping views of the surrounding mountains. A dirt access road leads up toward the level building area, where a future home could be tucked into the mountainside overlooking the landscape below. Originally envisioned as a self-sufficient, off-grid retreat, the property comes with an extensive collection of structures, machinery, tools, and equipment intended to bring that vision to life. A furnished 20-foot shipping container converted into a solar-powered tiny cabin offers a potential base camp while work progresses. Also included are a yurt, camper, excavator, bulldozer, front loader, dump truck, flatbed truck, well driller, generators, welding and woodworking equipment, plus specialty items including a professional coffee roaster, freeze dryer, deep freezer, smoker, and more. Approximately 52 acres are enrolled in Maine's Tree Growth program, offering favorable property tax treatment and potential future timber income, with harvestable timber anticipated within the next decade. This is an unfinished project, with structures and equipment conveying in as-is condition and requiring varying degrees of attention. But for someone with the skills and vision to pick up where the previous owners left off, the possibilities are exceptional. Whether your dream is a secluded mountain homestead, a self-sufficient retreat, or a private escape with room to create something entirely your own, this is an opportunity to start with far more than raw land. Proof of funds required for showings, listing agent must accompany.
